Why school ratings may affect your property values?

If you are looking to sell your home in the next 6 months, you may want to look into the ratings of the schools in your area. Why is this important? When a buyer is looking to buy a home, if they currently have or looking to have a family in the next 5 years, most buyers are looking at school ratings. If buyers are buying homes where the school ratings are higher, then values of homes in that area are reflected. HOPE THIS HELPS! MAKE IT A GREAT DAY!

Staging your home before you list it for sale!

According to the 2017 Profile of Home staging by the National Association of Realtors there are many benefits to staging. I am bringing you the top 5 reasons to stage your home prior to listing it for sale.

#1 77% percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.

#2 1/3 of buyer’s agents said that staging a home increased the dollar value offered between one and five percent compared to other similar homes on the market that are not staged.

#3 40% Buyers were more willing to walk through a home they saw online that was staged.

#4 31 % of sellers’ agents stated that staging a home greatly decreases the amount of time the home is on the market.

#5 21% percent of respondents stated that

staging a home increased the dollar value of the home between six and 10 percent.

So, this says, sell your home quickly and for more money if your home is staged! So find out if your Realtor offers a staging consultation, as you can see it works!

Top Tips on Showing your home

By following these tips you will be successfully presenting your home to potential home-buyers in the best way possible. This list should be given to all adults whom reside in the home so everyone is on board.

NEVER EVER allow anyone to see the home that has not scheduled an appointment. This could be potentially dangerous to let someone in that just stops by to see the house. Every showing must be made through my office and my office will work with you on scheduling a time that works for everyone. (Please note that the more accessible you are to allow appointments, the more likely your home will be shown more and sell quicker.)

Showings are only going to be requested between the hours of 8am and 8 pm. The Board of Realtors does not allow the lock box that is placed on your home to work before or after these times.

Your home will always be shown by a real estate agent. I always recommend, not leaving out cash or valuables, but knowing that the agent is to be with the potential buyers at all times while in your home. If you have any concerns or anything that is out of the ordinary, please let me know. They are going to be asked to turn off all lights, leave their card so you know they have been there, and lock all the doors.

Please try to be absent during all showings. Buyers are uncomfortable discussing or looking at your home in your presence and we do not want them to hurry through just to get out of the house. This is also an opportunity for the agent to ask you questions that you may not want to answer, so the easiest solution is to take a walk, go for a drive, etc…

Make sure that you have made all efforts to make your home bright and airy. Empty trash, put away any clutter, turn on lights (if possible) open blinds/curtains.

Every agent that shows your property will receive a Showing Feedback Request form. Typically, we get responses from agents, however sometimes we only get about 75% return. I do my best to follow up with the agent within a day or two from the showing if I have not received the form to try to get their buyers feedback verbally. I will be forwarding this feedback information to you and will contact you to discuss. Happy Showing!

Top Tips for listing your home

Summer is here and many homeowners are considering putting their home on the market. What will make their homes stand out from others in the neighborhood? Here are a few tips on simple items that can be done to increase the appeal of the home for future buyers.

Curb appeal

The first thing a buyer sees is the front of the home. An ill-kept yard can create a negative opinion of a home. Make sure to trim all trees and bushes so the front of the home can be seen.

Other suggestions include:

Pressure wash the driveway, front walk, outside of the home and patio

Add colorful flowers near the front door

Clean the windows inside and out

If you add mulch, add it a few days before an open house so the smell is not as strong.

Clean and paint the front door. Buyers often linger in front of the door and it’s the first impression of the home.

Clean the roof and gutters.

Interior touches

Make the interior of the home seem light and airy by doing some simple touches throughout the home. Clean the drapes, linens and blinds. Open the windows during an open house. Bring in fresh cut flowers for a pleasant smell. Polish floors and clean all carpets. Add light colors throughout the home with towels, throws and pillows.

Pare down on possessions

Eliminate some of the clutter in a home to give the impression of extra space. Put extra items in storage or donate unneeded items. Having only a few items in a closet makes it appear much larger.

Upgrades

Doing a few upgrades around the home before putting it out on the market could add extra dollars and generate more interest in the home. Upgrading appliances in the kitchen such as the refrigerator or stove can add extra appeal to a kitchen. Repairing and restoring finishes throughout the home or purchasing higher quality finishes can make a big difference as well. Adding new door handles to kitchen cabinets is another inexpensive option to update a kitchen.

Pre-inspection repairs

Get ahead of the game and fix things that may come up in an inspection. Nip any potential problems – from outdated electrical wiring to pest infestations. Make sure to service your air conditioner and have your water heater and furnace serviced if needed.

Backyard updates

Just as your front yard makes a big impression to potential buyers as they drive by your home, the back yard is also another impactful area that many consider an additional entertaining space. Remove extra clutter in the backyard and replace any outdated or damaged furniture. Also, make sure to paint your deck if needed or repair any cracked concrete that may be noticeable.

Research

When pricing your home for potential buyers, it is important to do your research and find out the pricing of other homes and/or recent sales in your neighborhood. Find out the recent features or upgrades that are being showcased in these homes to see how your home compares. Talk to your Realtor, they should be able to give you this information.
